Remediation Process

If suspect mold is discovered, we rely on an independent industrial hygienist (IH) or Indoor Environmental Professional (IEP) to conduct testing and to write protocols for remediation, avoiding any potential conflict of interest between testing and remediation. We work very closely with the 3rd party throughout the entire process, which can include the following steps:
  1. Identification of affected and suspect areas of contamination. Identification and correction of moisture sources.
  2. Testing of air/surface areas, followed by issuance of an analytical report and protocols which are reviewed and discussed by Master Clean and the IH/IEP.
  3. Establishment of containment areas at the start of remediation. We typically generate negative air pressure, which ensures that no spores escape the work area. We utilize HEPA air scrubbers within the containment area to capture mold spores, guarding against crosscontamination.
  4. Remediation of the area, using well-trained mold remediation technicians who are outfitted with appropriate personal protective equipment. We remove affected non-salvageable materials in the prescribed manner, using EPA-registered biocide agents and HEPA vacuums within the containment area to kill and remove mold spores.
  5. The IH will test again once remediation is completed, generating a report detailing how the remediation goals were met.

Basic Properties of Mold & Sporulation

Mold flourishes when conditions are favorable. Most commonly caused by excessive moisture levels, such as a flood or high humidity, and generally detected by a musty odor. It is crucial that the water source be addressed and properly controlled to prevent further amplification. When it comes to mold, time is the enemy because it can take as little as 48-72 hours to develop and prosper. By disregarding the moisture presence you promote mold growth, and sporulation can occur. Sporulation is the cycle of reproduction and release of microbial toxins. Once Sporulation has occurred, simply drying out the excessive moisture levels is no longer adequate and further action is required. By removing the moisture the mold spores do not unaffectedly dry up and disappear. With minor disturbances such as a soft breeze, Spores can become airborne polluting the air quality and endangering occupants. Bleach Misnomer

One misnomer of mold remediation that unfortunately lived a long life is that you can kill mold and clean it up with bleach. In fact, that used to be the most common recommendation for mold. To this day, many people think that you should use bleach to remove mold. However, The Environmental Protection Agency clearly states: "the use of a biocide, such as chlorine bleach, is not recommended as a routine practice during mold remediation..." Bleach can be used as a private practice to clean certain hard surfaces like ceramic, porcelain, and some toys, but should never be used on porous materials such as wood or sheetrock.
